		<description>A trial plan scam is when one of the &quot;loss mitigation specialists&quot; or &quot;foreclosure prevention specialists&quot; (or other manger/supervisors etc.) tells a homeower they will not get help unless they are in default on the loan, and then later, after having received all of the homeowners financials, they are told inequivocally &quot;you qualify for a permanent loan modification&quot; and then they tell you all you have to do is &quot;make the three trial plan payments and you will get the final modification - or words along these lines.  Then, after the trial plan payments are made in reliance on these statements, the borrower is then told that he no longer qualifies, even though the financials never changed.  These are the types of things we see.  In some cases, you have a final modification that the lender or loan servicer refuses to honor, sometimes claiming they had no authority to do the modification.  Sometimes after your note is sold a third party.  There are a wide variety of scenarios that you can run into.  But most people understand when they have been &quot;scammed&quot; and &quot;duped.&quot;</description>

		<description>Steve we bought our home in Aug. &#039;04. Agreed price $454000. I put 20% down. I recently looked at loan paperwork and on Deed of Trust it explains it is a MERS loan and that they would soon be selling it and they did to Countrywide. Put an inquiry in to B of A for refinance 4mths. ago, said they were running behind, check back in month. Starting 2 mths. ago I started to receive what appeared to be a hand written invitation to refi. weekly. Of course that makes sense now as I understand that is one way they can save themselves new paperwork with promissory note. We&#039;ve never been late on mortgage payment but its my understanding that mass participation lawsuits have gotten very good concessions  from lenders.If you are planning one of these I would very much like to be a part of it. Thank you</description>

		<description>I like many others have been ripped by Bank of America. I started a modification program in Sept 2009. They sent me a modification agreement in Dec 2009, which I signed and returned. They sent me another one 3 days after I sent this off saying they could get it approved without the ARM. I was approved in March 2010. They said I would recieved my package in a few days and get it returned immediately. I called in June 2010 because I hadn&#039;t got the package yet. They assured me it was approved and if not recieved by July 2010 call back. They said they were way behind. July 23, 2010 I called again and again was assured I had been approved and should have my package soon.. This week, Feb. 2010 I recieved a call saying I had been turned down. They said I may be forclosed on. What a bunch of lying bureaucrats. I explained I had the letter they had sent, and they said they sent it by mistake. I even explained the calls and they were also mistakes. Someone needs to pull their ticket for doing business. They even tacked on over $18,000.00 in additional interest.</description>

		<description>It is a shame how some of these banks handle these HAMP trial plan modifications.  One of the tricks they have is to argue there is no loan modification agreement because the HAMP contract was not signed and returned to you. Of course, they refuse to sign the loan modification and return it to you in bad faith.</description>
